Concrete Sealing & Maintenance

Penetrating sealers, densifiers, stain guards and scheduled maintenance that keep gloss readings where they started.

Stain & water resistant

A sealed floor is the difference between a slab that looks new in year eight and one that looks tired in year two. We specify penetrating silicate and siliconate sealers that harden the concrete internally, plus stain guards that keep oil, wine and forklift rubber on the surface where a mop can reach them.
For commercial clients we set up quarterly or semi-annual maintenance programs — auto-scrub, re-burnish, re-guard — with documented gloss readings so facility managers can prove floor condition in a capital review.

Why it pays off

Stain defense

Oil, chemicals and food spills sit on top instead of soaking in.

Harder surface

Densifiers convert free lime into calcium silicate hydrate, raising abrasion resistance.

Freeze-thaw and moisture

Reduced water absorption means fewer spalls on exposed slabs and loading docks.

Scheduled programs

Recurring maintenance visits with before/after gloss documentation.

How we do it

Deep clean

Auto-scrub with a neutral cleaner to lift embedded soil.

Assess

Water-drop test and gloss meter reading to size the work.

Densify

Silicate hardener applied where the slab reads soft.

Guard

Stain guard applied and burnished in.

Document

Post-service gloss reading and a care sheet for your janitorial team.
